Outlook Rules 'Not Equal To'

I'm trying to set up an Outlook Rule that will delete all e-mails sent a
specific e-mail account UNLESS the body contains a certain phrase.

For instance I want to keep all e-mails sent to (e-mail address removed) that
contain the phrase 'xxxx' and delete (or move to a different folder maybe)
all of the others.

Has anyone achieved this?

use an exception - delete (or move) all mail except if sent to <address>
with <words> in the body.

I'd use Move for a bit to insure its working as intended, then switch to
delete.

Many thanks indeed - I've been struggling with this on and off for months
