software problems with guest access

Hi - has anyone had a problem where the administrator
login can access installed software but as a guest you
can't? I have this problem with two pcs out of 12 and its
driving me mental. Any help would be gratefully received.

I disable the guest account by default. Set up a regular user account for
visitors. See if this works. Are you on a domain? With 12 PCs to manage I'd
want one, but that's just me.
