Registry Problem - Error while opening key

There is an entry in my registry which is stopping me from upgrading some
software. When accessing the entry using regedit, I get the message "Cannot
open xxx: Error while opening key", where xxx is the key that is causing
the problem. I have administrator access, and have attempted to change the
permissions on the key to allow me to delete it, but it will not even let
me do that.

Any ideas anyone?

bit of a long shot but is the program using this key open?
Oerhaps you should try it from safemode.

Tried that, no luck - same error.
