Creating MS Word Templates with default document properties

I would like to create MS Word templates with default document
properties.

We are a small group of consultants working on several different
projects with different customers. In the course of work we produce
meeting minutes, reports etc. In order to streamline our sharing
process, I would like to create template for different project with
some fields pre-populated for example, Subject (which could refer to
the Project title), client, etc. These documents could eventually be
search, extracted based on these fields. I tried hard coding the values
the saving the document as a .Dot but it does not produce the desired
result when new documents are created based on the templates. The
properties are empty. Can anyone point me to the right direction?

Use custom properties. When creating the template, use Save As to create the
template.
