transitions

Every time I edit a transition between clips, the clip
following the transition does a one second freeze. Nothing
I have tried stops this from happening. What am I doing
wrong?
 
Is the freeze only during previewing in MM2, or is it also in the saved
movie when playing it back in the Windows Media Player?
