Ensure that the WinXP license isn't installed on any other computer,
and provide the purchaser with all installation media, documentation,
Product Key, and Certificate of Authenticity.

To add a little to what Bruce said...
Make sure all is original, no copies, burned etc.
Anything less leaves the question whether it is legitimate.

my wife purchased a brand name computer
some years ago, from a Saturday Newspaper.
We have all the documentation, no disks
I am not sure we ever had them.
There is registration sticker on the side of the box.

So what do we do, wipe the disk pre sale?
if so, how do we do that?

No, you have an OEM installation. It's tied to the computer, not you. You
need not remove the OS from the hard drive.

Of course you should remove all your personal stuff...
