How to filter email when word is part of email address?

How do I set up a filter for incoming emails to go to certain folder when the
word that needs to be used is part of the email address as well? I have tried
spaces afterwards, etc. to no avail - all incoming emails go to the desired
folder instead of just the ones with the word I need. For example: I need
all emails with "hay" in subject line or body to go to the "Hay Related"
folder. However, the email address is mountainhay.com so it picks up every
email and throws it in the "Hay Related" folder.
 
Create two rules: one where your rule looks Subject and one where it looks
message body. Then it's same what is in senderfield.

but how will that help in the sender field? There isn't an option for
disregard address line.
 
Create rules like this: Apply this rule after the message arrives with hay in
the subject move it to the xx folder.
And the other "with hay in the body".
So, if hay is only in sender field, nothing happening.
 
there isn't an option for subject only "just subject or body "and one for
"body"
