problems with changing directory ownership / access

I changed the ownership of a directory and now I cannot change it
back.

Even when I am logged in in Safe Mode as administrator, I a denied
access to the directory and so cannot change the ownership or
permissiones.

And when logged in as the new owner of the directory, I can access the
directory but I cannot change it's ownership back either.

What can I do here?

Is the new owner an Administrator? If not, then they won't be allowed to take ownership. Are you running XP Pro or Home?
