Last modified date

the "last modified" date, from templet, on my site is correct, 04/27/04 but the date on the published page is 04/12/04. I have tried publishing the full site, but the date does not change. The site is: www.VillageWalkSarasotaRealty.com Any help here? How is this possible. And, yes I did hit the <F5> key.
 
Did you actually make a change to that page though?

I may be mistaken because I dont use FP2003, but I don't actually see the modified date component there (the webot time stamp thingie) , I just see a regular date text entry.

You are using an include page (bottom shared border) for the date
To have it reflect the date of the page using the shared border / include page
- Right click the Date and select Date Properties - select last automatically updated
Then save the home page again and run a Tools Recalculate Hyperlinks
