getting unknown password of administrator

We are a computer company and a custumer of us has a problem:

They have a property management and they over took a shop
with computer controlled air condition, water pressure control.
Now they want to log in but they do not get the password of
the old property management.

Therfore I have two questions:

1) I think that the old property management has to give them
the correct password by law. Am i right ?

2) If they do not get the password how to get the password
of the administrator ? They have physically the computer and
the hard disk but cannot work. Reinstallation will be too
expensive because this is a SIEMENS control software.
Are there tools to crack the password of their computer.

You might try to reset the local Administrator

But cannot access those pages. Always I get "page not found".

Those pages work fine for me. I suggest you try it from another
computer (you will also need to create a bootable CD or floppy,
more details in the links).

Thanks to you, I got the pages after a longer period of time -
maybe those pages are not always online. Or it is the distance
from Austria ?

We will try your plan by making a backup of the original
harddisk via partion magic - the system must be a fail-safe-
system because all computers can have a fault or crash and
therefore the temperature, cooling, and so on must work
without this computer. And then trying those tools.
