DOS Mode Com Port Communication

I have a Windows XP Pro computer that I can boot to a floppy. Run our DOS
mode application and communicate fine - with our HVAC controller via the
serial port (com1). When I attempt to run this DOS Application on Windows
XP Pro it connects, logs in, and the drops the communication. The program
ran fine, and still does on Win98SE. So I purchased Virtual PC. Loaded DOS
in a Virtual PC. Same porblem: disconnects after connecting. Any Ideas?

NT versions of Windows don't allow direct access to hardware, but rather
access must be through a device driver. There are some generic port drivers
that can be used to try to work around this, but may or may not work with a
particular program. See http://www.beyondlogic.org/porttalk/porttalk.htm
for an example and some discussion of the issue. Ultimately, of course, the
program should be replaced with a modern version if at all possible.
