create a template that will not change when I type blank spaces

I want to create my own lease document for my business that I can use as an
ongoing template. Would like to be able to just fill in the blanks on the
document and then print it. When I try the underlining and everything else
moves when I try to fill in the blanks on the form. How do I make the
document a unchanging document?
 
You can follow the suggestions made in the other replies, but may I suggest
an alternative? Why try to have "blanks"? Yes, for a rough copy that you're
going to fill out by hand, but for one you're going to create on the
computer, why not have each lease document be an ordinary Word document that
looks as if it were created expressly for the intended purpose? The easiest
way to achieve this is to use MacroButton fields where you want to insert
text (see http://word.mvps.org/FAQs/TblsFldsFms/UsingMacroButton.htm). You
can use F11 to quickly go through the document and fill out each field, and
the resulting document will be a unique lease.

What you are talking about is what Word calls an "online form." Check this
