One of the reasons I pointed you to Chip's site in your original question
was because he has already written the code to interpret the return from
operator and otherwise showed you how to work with the objects for
conditional formatting. Now you have Jake reinventing the wheel so to
speak.
As I said in the original:
the code there will show you how to interpret the formulas.
