Is there a free app that when running can monitor a software
installation and show what has been done regarding all files written in
and all registry changes made?

The current version if Total Uninstall is not freeware, but the last
freeware version 2.35 is still available and works with Windows XP. I
have used it for years.

You have to run it prior to starting a program's installer.

ZSoft Uninstaller can do that and it is free

http://www.zsoft.dk/index/software_details/4

ZSoft Uninstaller is the better and easier way to uninstall programs on
your computer.
ZSoft Uninstaller can be used as a Add/Remove applet replacement, but
not only that, it can also:

* Analyze an installation so it can be completely uninstalled (also
supports reboots of the computer as the process is split into two:
Before and after the installation)

If you're looking for something that will do this automatically,
have a look at the Comodo Programs Manager

http://programs-manager.comodo.com/

Note: A fairly good write up can be viewed here:

Hope this helps you out.

The Commodo manager has a real-time monitor that runs during
installations, but I don't see anything in the description of the ZSoft
Uninstaller that indicates that it has a monitor. It "analyzes an
installation" for removal but no mention of a monitor for installations.

No ZSoft is not a "real-time monitor, but it performs faster than the
very old last freeware version of Total Uninstall, which by the way, is
not a real-time monitor either.

The OP did indicate "free" and these were only two that came to mind.

Just remembered that there is a fairly new one that may be worth a
look.

Mirekusoft Install Monitor 1.1.98.0

Install Monitor works by monitoring what resources such as file and
registry are created when a program is installed. This allows you to
see what impact installing a program has and helps you to remove it if
necessary. Install Monitor is currently free for personal and home
use.

Note: The installer will ask you if it can download and install Visual
C++ Redistributable libraries and SQL Server Compact Edition if they
are not present. The installer also requires .NET Framework 3.0 or
higher installed. On Windows 8 you will have to enable .NET Framework
in Windows Features.

The freeware version of Total Uninstall IS a real-time monitor.... in
fact, that's ALL it is. It doesn't run automatically, if that's what
you mean... you have to start it prior to starting your program
installation... but it is a monitor of file system and registry changes
as they happen during an install. That's what real time monitor is.
I've been using it for years.

I don't why I forgot this one, it used to be payware, but is now free.

Advanced Uninstaller PRO

http://www.advanceduninstaller.com/

Advanced Uninstaller PRO features an Installation Monitor that keeps
track of all changes performed to your computer during software
installations; this way you can later completely uninstall any program
and make sure nothing is left behind. Advanced Uninstaller PRO is able
to uninstall any program without a trace.

Advanced Uninstaller PRO can also remove a lot of items that other
uninstallers can't even touch. It can repair broken registry entries,
clean non-functional Start Menu shortcuts, uninstall annoying browser
toolbars, plugins and hijackers, remove fonts and get rid of startup
programs that run in your system tray and slow down your computer.

Six in one hand, half dozen in the other. ZSoft basically does the
same only faster and with less manual input. If you want to actually
see what changes were made during an install, one just has to highlight
the analyzed install, right click, select "Show Recorded Info" and a
complete record of the changes made are their to view/and or print.

I used TU myself for years when it was the only player around.

So then ZSoft DOES do a real-time monitoring during an installation?
They don't mention that anywhere on their web site that I can see. Good
to know, I'll have to test it one day.

Oh! one other feature of ZSoft - no installation required so it will be
real easy to give it a test.
