how do i calculate an annualized IRR

I have an un-even flow of expenditures over 24 months with a return at the 25
th month. How do I calculate this? IRR times 12 doesn't seem to be the
answer.
 
Check out the XIRR function. It's part of the Analysis Tool Pak. Help for XIRR
will tell you how to install it if needed.
