Software install problem

I have XP Pro and I am having trouble installing a
program. I get the error "You do not have the access to
make the required modifications. Please rerun this
installation from an administrators account." I have
tried from my account which is an administrators account,
I have tried signing on as the main computer
administrator and I have tried it in the safe mode. I
get the same error message. Please help.

What program are you trying to install?
Scan the machine for spyware and viruses.

The program is Byte. It is a Loan Origination program.
It is xp compatable. No spyware or viruses.
