How can I use a template (like the loan template) in an
existing workbook. Ie....I want to copy the template to
a page in an existing sheet with other info on it....

I don't know which load template you're using, but can't you just copy|paste?

I tried that. But the templates have hidden rows with
formulas. I have even tried copying the hidden rows, but
that doesn't seem to work either.

Can you unhide the rows first?

Maybe you could ask the developer of the template for some help.
