Null Directory

When attempting to update a non-Microsoft application,
the following error message is displayed:
"You do not have write privileges for the NULL
directory. Please contact your System Administrator to
change your permissions or if you are the Administrator
please change your permissions and then restart the
update process."

I am the Administrator. What is the NULL directory and
what is the process for changing my permissions?
 
I think you may need to ask the app vendors that one.
I have heard of shares that allow null connections, null
sessions, etc. but never of "Null Directory"
