Lease Option Date

I have a lease option expiring say no earlier than 12 months nor later than 6
months from a lease expiration date. The formula needs to be smart enough to
work around 30 day months, 31 day months etc. Any ideas?
 
We have lots of ideas. What's the question? What do you want to calculate.
