IF statement

Hi,

Cell "A1" has a dropdown list with the following values:

All Regions
EMEA
APAC
AMERICAS

I want cell B1 to do the following:

B1= A1 except if A1= "All regions".
If A1= "All regions" then B1= "Dublin"
