If result is...Then text is the answer

I need a formula that will give a text answer. I have the following, but
does not work. =IF(B70=0.01,"of Dev. Cost"),IF(B70=0.05,"of Equity")

Assuming that B70 can only be 0.01 or 0.05


=IF(B70=0.01,"of Dev. Cost","of Equity")
