Couldn't lock file error message - UNC

When I try to link front-end to a remote database via unc I get an error
message "Couldn't lock file ". I linked the database via map network drive
 
May be a network security issue. Make sure you have read, write, execute
permission on the directory where the back end is located.
 
I have the permissions I need.

Usually a can not lock file error is due to file permissions and not access
permissions. Can you open the database where the tables are?
