Can't delete Files?

I am running WinXP SP2. Had to uninstall a 3rd party application that was
not working for me. All the files were uninstalled for this application
except for two MDB files. I can not delete them, get an Error.

"Cannot delete App: Access is denied"
"Make sure the disk is not full or write-protected and that the file is not
currently in use."

Why am I getting this, since the whole 3rd party application was uninstalled
not sure what is using the file. I have rebooted the system as well, am
logged on as Adminstrator also.
 
When I try to take ownership, right click and select properties I see now
Security Tab. On the file only see a GENERAL and SUMMARY tab. On the
folder containing the files I only see a GENERAL, SHARING and CUSTOMIZE tab.
 
Tried a SAFE MODE boot and still could not delete them.
