MailItem.UserProperties property itself does not exist? (0x8004010F error)

I'm aware of the fact that an individual UserProperty may not exist
until you .Add() it, but my problem is that MailItem.UserProperties
property itself throws a 0x8004010F error. I can't find any information
about that problem.

Any ideas?

Is UserProperties a names MAPI property? If so, what is its name?

Please show your code. Note that NoteItem in OOM does not expose the
UserProperties collection.
