How to Delete Some Records in Reverse Lookup Zones

I have some ptr in Reverse Lookup Zones that I'm not able to delete. When I
check for the A record, the entry does not exist. As a result, I'm not able
to reuse that IP as when I run "ping -a" it is resolving to the old entry.
How can I delete the old ptr in Reverse Lookup Zones? Thank you in advance

Try this Microsoft KB : http://support.microsoft.com/kb/842127
and go in the section : "Method 1: Delete all PTR records"
