CSVDE.exe Some fields for certain users exported as binary values.

I am running CSVDE.exe to pull a list of users with their associated
information from AD. Some of the results are coming back as binary values.
For instance I have users with the same StreetAddress most display as
normally when viewing with Excel however a few will display the
StreetAddress in the binary format.

Then if I use the switch to not export binary values, it does not export
those results for the users that had values being displayed in binary
format.

Could it be that the users profile is corrupt in Active Directory?
Is there a way I can get these values to display as plain text?

I am trying to export this for our web administrator. Who will use the
results for a staff directory on or intranet site.

Discovered the problem. Turned out to be that anywhere there was a return
the data was exported as binary. Also the use of special characters caused
the same problem.
