Begin by writing down the specifications.

I was sorting through some old papers the other day, and I came across an
old newsgroup post by Robin Stoddart Stones that I'd printed and kept.
Robin's advice on requirements analysis was to determine the answers to the
following four questions ...

1) What do you want it to do?

2) What do you do now?

3) How will you know when it works?

4) Who will test it, and how?

Try asking yourself those four questions about your rental application and
that will be a good start.
