Com1 port unavailable or in use message

I recently started getting the 'Com1 port unavailable or
in use' through Hyperterminal or Terminal.exe. I know this
port is available because I used it previously in a Direct
Cable connection. When I did a WinMSD, the port shows a
Busy state of '-1'. What does this indicate?

Thanks..

Pat
