I can't uninstall programs. Pleeez help

At some point the some of the programs listed in the "Add/Remove Programs"
in Control Panel has the "Modify/Remove" button grayed out. I'm the only
user and certain I'm the Administrator. How can I remove these programs now?
Please please help.
